For a property to be considered a furnished rental, it must include a certain number of essential furniture and equipment that ensure the tenant can live comfortably from the moment they arrive.

Basic Furniture
For a dwelling to be considered a furnished rental, it must include a certain number of essential furniture and equipment that ensure the tenant can live there comfortably from the moment of their arrival.
Here are the basic furniture elements that must be present:
A bed with bedding: Each room must have a bed of appropriate size. This includes the bed frame, mattress, and a duvet or blanket. Pillows are also part of this essential set.
Seating: Whether it’s a sofa, chairs, or an armchair, the accommodation must provide facilities for the tenant to sit comfortably. A living room without appropriate seating does not meet the comfort criteria of a furnished rental.
A table: A table, which can serve as both a dining table and a work desk, is essential. It should be of suitable dimensions for the space and the number of tenants.
Storage: The presence of closets, shelves, or dressers is necessary for the storage of the tenant's personal belongings. This also includes
Lighting fixtures: Each room in the dwelling must be lit by suitable lighting fixtures. This includes bedside lamps or floor lamps in the bedrooms and adequate lighting in the common living areas.
Kitchen Equipment
The kitchen in a furnished dwelling must be equipped to allow the tenant to prepare and consume meals independently. Here are the essential items:
Cooking plates: At a minimum, the accommodation must be equipped with cooking plates so that the tenant can cook.
An oven or a microwave: One of these appliances is essential for reheating or cooking food.
A refrigerator: The presence of a refrigerator, with a freezer compartment or a separate freezer, is mandatory for preserving perishable food items.
Cooking utensils: Pots, pans, and other basic utensils must be available to enable functional cooking.
Dishes: Plates, glasses, cutlery, and other necessary dishes must be provided in sufficient quantity for the number of people that the accommodation can host. This includes plates, bowls, glasses, cups, cutlery, and potentially more specific utensils like a salad spinner or a vegetable peeler.
Cleaning Equipment
The tenant must be able to properly maintain the accommodation with the provided equipment.
The landlord must therefore make available:
A broom, mop, or vacuum cleaner suitable for the type of flooring,
A trash can,
And regular cleaning supplies (bucket, dustpan, etc.).
These elements, often overlooked, are essential to ensure the compliance of the furnished dwelling.
