The furniture to be provided mandatory 🛒
If it is conveyed to you in a few words, and in the form of a checklist for more practicality, we did not invent it: it is actually a decree from 2015 that established it once and for all, putting an end to the legal ambiguity on the matter. The following are therefore mandatory:
In the bedroom
bed or sofa bed, with duvet or blanket;
shutters or blackout curtains
In the kitchen
table and chairs;
cooking hobs;
oven and/or microwave;
refrigerator, with freezer compartment or freezer;
dinnerware and utensils in sufficient quantity.
Common facilities
storage;
lighting;
cleaning supplies corresponding to the characteristics of the accommodation (e.g., vacuum cleaner is essential if there is carpet).
Constraints and freedoms 🪞
Furnish all rooms
This is a constraint to take seriously, otherwise your LMNP may be reclassified as an empty rental. Therefore, be sure to distribute your furnishings harmoniously throughout the entire property.
Be exhaustive
Moreover, if your LMNP has insufficient furnishings, your tenant can demand that you complete the equipment according to their needs, first amicably, then by registered mail, and finally by involving the departmental conciliation commission if nothing has been done within 2 months following receipt of the registered letter. Conclusion: don't forget anything!
Complete as you see fit
